Roof Maintenance

The failure to find and correct minor roof deterioration in the earliest stages is probably the greatest cause of roof leaks and damages. This is particular true in the cases of low-sloped / flat roofs and tile roofs

The best preventive roof maintenance that one can do is to perform roof inspections and roof tune-ups to identify and solve problems as they occur. Roofs get more abuse from the elements and deciduous trees than any other part of the building. Leaves that are clogged the valley drainage or chimney flashings can force water to divert to other area that causing leaks. One slipped and cracked tile can expose the underlayment. After underlayment is exposed to the sun for over 6 months, the underlayment will break down and will not be waterproof any longer.

  • Waterproofing all vents and flashings; painting waterproofing to protect from sunlight
  • Cleaning gutters, valleys and drainage systems
  • Repositioning all loose and slipped tiles; waterproof nail holes, glue tiles back to place

  • Add new mortar cement to ridge transitions on S tile roofs
